Some examples of our current projects:

Yorkshire Ventures – The Malmaison Hotel, York - Work is now well underway where we are converting a 1960’s former Aviva office building in York into a luxury 150 bed Malmaison Boutique hotel. The hotel is part conversion and part extension and is one of several hotels we are currently building. The building sits in a sensitive location in front of the listed Grand Hotel and adjacent to the River Ouse; as such we had to undertake extensive consultation both with Historic England and the City Planners to achieve approval. The hotel will include a spectacular Sky Bar and Restaurant overlooking the York City walls. The project will take 75 weeks and the hotel is due to open in April 2020.

YPP Lettings – The Tower, Sheffield – This is a redevelopment scheme of ‘The Tower’ located in the city centre of Sheffield. It is the redevelopment of an existing nine storey office building into a residential apartment block comprising of sixty-nine residential units and business management facilities. The complete renovation, including a two-storey extension clad in copper, will take a total of forty-five weeks. We will supply the client a bespoke, high end, modern, studio living accommodation and office suite which is designed by Box Architects. This project will be presented to the client YPP Lettings ready for their rental purposes in August.

Yorkshire Ventures – King William House, Hull - Work has started on this £6m redevelopment of a 1970s office building in the centre of Hull to create new apartments and an arcade of retail units. As part of the redevelopment King William House will be re-clad, including areas of glass designed to generate reflections of the grade I-listed Hull Minster, which dates back to the 1300s and sits directly opposite. The work, which is due to complete in summer 2019, will include the transformation of the first, second and third floors of the building into 30, one- and two-bedroom apartments. In addition, an arcade of nine retails units will be created on the ground floor that fronts onto Market Place.


YPP Lettings – Gravity Residence, Liverpool – This is a redevelopment scheme located between India Buildings and the Three Graces on Liverpool’s Pier Head.  It is a renovation/redevelopment of a commercial office block into a residential apartment block comprising of 104 units. The complete renovation will take a total of 48 weeks. Broadley (Group) Ltd will supply the client a bespoke, high end, modern, studio living accommodation with in-house fitness facilities. This project was presented to the client ready for their rental purposes in August 2018.


Parklane Group – Roomzzz, York: – This is a 97 bed Apart–Hotel this site is within the city centre area of York and neighbours a tourist caravan park / club and residential area. The location is a few minutes’ walk from centre and also on the Millennium walk, this is a popular route for cyclists and walkers. There have been significant Roman remains in the vicinity of the development. This includes a townhouse and a series of structures built upon a raised area of 2nd century terracing approximately 100m north-west of the edge of the development. The client PLP has worked very closely with York City to present this scheme that’s fitting to its surroundings at a cost of £12m and due to be completed in summer 2019.

Parklane Group – Iconinc, Lincoln: This is a complex city centre student accommodation build for Park Lane Properties, incorporating three existing buildings two of which have façade retention to two elevations, the third building is an existing school house which has a complete strip out to allow for a new steel frame to be erected within its footprint, the main footprint of the site will be new build steel frame with Bison beam floors, concrete stairs and SFS walling system. With over 100 piles and over 700 ton of steel this will be an interesting and challenging build which is due for completion September 2019.


Burley Road, Leeds: – A prominent brownfield site located on a main route into Leeds city centre will be transformed into a major new homes development of 143 apartments, surrounded by extensive landscaped grounds. The development will offer a range of one, two and three-bedroom apartments, spread across two, five storey buildings that will be stepped in height in line with the natural contours of the site.  There will also be a parking area, secure cycle storage and a range of landscaped areas including several central courtyards offering communal gardens and a large expanse of public South facing green space complete with seating areas and footpaths leading through the viaduct into Burley Park.

Parklane Group – Roomzzz, Newcastle: We are adding 74 rooms to this existing popular Roomzzz boutique apart-hotel within the converted Friar House, which is just a short walk from the city’s railway station. The brand new six-storey development will incorporate a link between the two distinctive buildings and will include a shared lounge and café. It’s due to open in June 2019.

YPP Lettings – Cookridge Street – Leeds: This was a proposed Student Housing and Retail Development on the former Walkabout bar site, adjacent to the 02 Academy in Leeds City Centre. The scheme involves the demolition of the existing two storey nightclub and replacement with a part six, part eight storey new build development. The development will consist of 96 well sized self-contained student apartments designed to a high specification. Work started in February 2017 and was completed October 2018, Value £8.5m
